My fees are based on the size, age, type of the house, (condo,townhouse, single family home) and the type of inspection. All inspections include a free visual mold inspection.
WALK INSPECTION:
For those without a purchase contract on any house. I accompany you to open houses and just verbally comment on the major systems. No testing is done. 100% visual only. Fees start at $50.00.
STANDARD INSPECTION:
My most thorough inspection. I note all significant defects in all major systems and cross check serial numbers, manufacturer and government defect and recall lists. This inspection includes doorknob holes in a wall, loose cabinets and drawer hardware, ripped screens, common concrete cracks, etc. Fees vary and start at $200.00.
MAINTENANCE INSPECTION:
This inspection is mainly for investors with apartment buildings or rental properties, although some homeowners may consider this type of inspection.This is an annual inspection that will help you determine which type of maintenance issues need to be addressed. Find minor problems before they become major more costly problems. Call for pricing.
HOME WARRANTY INSPECTIONS:
Typically called an 11th month inspection. This inspection is done on the 11th month of a 12 month home warranty. Find any problems you may have before your warranty is expired. Call for pricing.
PREMIUM INSPECTION:
This inspection includes everything in a standard inspection, plus Radon testing and a final walkthrough to check/re-inspect the seller's repairs to make sure they were done. Fees start at $500.00.
MOLD TESTING:
If the initial visual inspection detects a mold problem, a mold test will be recommended. This will include a lab analysis that will give you an exact mold count as well as what types of mold are present in your home.Pricing depends on how many samples are taken.
